Whispering Pines RV Resort Rental Terms & Conditions:

I, the undersigned (whether one or more persons), do hereby acknowledge and agree that, in consideration of my occupancy of a Resort Site at Whispering Pines RV Resort East/West, a Land Condominium (the Resort), I and all of my family members and guests who will accompany me for my stay at the Resort (collectively, the Occupants) covenant and agree that the stay of the Occupants at the Resort will be subject, in all respects, to the following terms and conditions:

Only Class A, B, C, super C, 5th wheels, and travel trailers that are 10 years old or newer and 22' or longer are permitted. 

  • No RVs older than 10 years unless approved by management. Management reserves the right to deny any RV not in good, clean, presentable condition. No refunds for RVs denied due to condition upon arrival. If you have concerns, then management can approve by sending pictures by email – [email protected]

  • No tents allowed.

  • No pop up campers.

  • No FEMA trailers allowed.

  • No pets over forty (40) lbs.

  • Limit of two (2) pets per RV. Pit-bulls, Rottweilers, , Chow, Presa Canario, Akita, Doberman Pinscher, Staffordshire Terriers, Bull Dogs, Wolf and Wolf hybrids, Mastiff and German Shepherd are prohibited in the resort. ALL animals are to be kept on a leash and under the control of their owner when in the resort and you are required to clean up after them. Unruly or excessively aggressive animals will not be allowed in the resort. There are receptacles with bags located throughout the resort. Any failure to pick up your pet's waste could result in eviction from the resort.

  • Pets are not allowed in the Community facility, the pool area, or on the playground area.

  • No dogs shall be tethered or tied up outside an RV.

  • No boats or boat trailers or truck trailers.

  • Vehicle Parking. Only one (1) RV and two (2) other vehicles (automobile, truck or motorcycle) and a golf cart or a motorized vehicle shall be parked or maintained on any Unit. Parking in the street is prohibited except to hook or unhook your tow vehicle.

  • At this time, the post office does not deliver to our guests. If any mail is delivered, management is in not responsible for lost or stolen mail.

  • Check-in time begins at 1:00 PM / Check out is no later than 11:00 AM CST - Sorry no late check outs.

  • There is no on-site office for management.

  • Quiet time is 10pm - 7am. All music to be kept at reasonable levels at all times and turned off at 10:00pm.

  • Dumpsters are located on the grounds. We ask you to leave your site as you found it and deposit all garbage in dumpsters.

  • Any reservations made into a new calendar year (i.e. booked in 2022 for 2023, etc.) will be subjected to a tax increase upon arrival corresponding with the tax increases of that arrival year (1% increase for 2023).

  • You agree to be financially responsible for any damage your RV or vehicle may do to landscaping, electrical transformers, the pedestal, the parking pad, or any structure on-site.

  • Management reserves the right to charge the card on file for any damages caused by the guest.

  • Wifi name is "Whispering Pines RV Park" and password is "WPEpark!"

  • Occupancy may not exceed 6 people per RV over 2 years of age.

  • Specific Resort Site reservations are not guaranteed and Site Assignment is subject to change.

  • Pool and hours are 7:00AM-10:00PM CST. Children under the age of  fourteen (14) must be accompanied by an adult eighteen (18) years or older.

  • All common areas of the Resort are non-smoking.

  • Gas or propane grills are allowed; however, please do not place them on any patio furniture. They can be placed on your own table or directly on the concrete pad or paved patio area. Open fires that may give off a spark are NOT allowed.

  • All Occupants abide by the Rules and Regulations Concerning the Use of the Resort, as adopted and/or amended from time to time (the Rules), by Whispering Pines RV Resort East, A Land Condominium Owners Association, Inc., a nonprofit corporation and/or Whispering Pines RV Resort West, A Land Condominium Owners Association, Inc., a nonprofit corporation (the "Association").

  • Any use of the swimming pool or any other of the common elements located at the Resort shall be subject to the following: In consideration of being permitted to rent and occupy a space at Whispering Pines, the Occupants, both for themselves and their respective spouses, children, legal representatives, heirs and assigns (sometimes hereinafter collectively referred to as the Releasing Parties), hereby release, remise, waive and discharge the Association, Gateway Park Management LLC. (the Rental Company), and all of the respective affiliates, directors, officers, members, managers, employees, and agents of any of the foregoing (sometimes hereinafter collectively referred to as the Released Parties) from any actions, suits, damages, claims or judgments which may arise out of or otherwise result from any injury to persons or property, and for any and all loss, damage or claim which may be sustained or claimed to have been sustained while the Releasing Parties were or are on the Resort premises, regardless of the cause therefore. The Releasing Parties hereby acknowledge (a) use of the swimming pools located at the Resort may present a risk of harm and injury to persons or property; and (b) that he/she understands the risks, and fully assumes the risks of any such injuries or property damage. Without in any way limiting the foregoing, the Releasing Parties should consult a physician or other medical expert prior to using the swimming pools. To the fullest extent permitted by applicable law, the Releasing Parties further hereby agree to indemnify the Released Parties and hold each of the Released Parties harmless from any claim, loss, liability, damage, judgment or cost, including, but not limited to, attorney's fees, of the "Released Parties" arising out of or otherwise related to the "Releasing Parties" entry and presence upon the Condominium (including, without limitation, the "Releasing Parties" use of the swimming pool. The Releasing Parties hereby expressly acknowledge and agree that the permission to enter upon the Resort is conditional, temporary and subject to revocation by the Rental Company and/or the Association and that either the Rental Company or the Association may revoke any permission granted hereunder, or limit the same, for any reason and at any time, within the sole and absolute discretion of the Rental Company and/or the Association, as applicable.

  • The Occupants acknowledge and agree that in the event of any breach of the terms hereof by any of the Occupants, the Rental Company and/or the Association may invoke the jurisdiction of any court of law or equity that is situated in Baldwin County, Alabama, in order to obtain an injunction or any other remedy available to the Rental Company and/or the Association for the violation hereof or default hereunder by any or all of the Occupants.

Cancellation Policy

FULLY REFUNDABLE if the cancellation is made 30 days before arrival date. Guest will be subject to a cancellation fee of 4% of the total paid. 

The guest will be charged the FULL AMOUNT of the rental price if they cancel less than 30 days before arrival. If the reservation is made within 30 days of arrival then it is nonrefundable.

The Information We Collect: You provide specific personal information during the making reservations and/or the purchase of goods and/or services from our RV Resort. The information includes: your name, address, e-mail address, telephone number, payment information and your interest in specific types of products and/or services.

How We Use The Information: We use the information you provide about yourself to fulfill your order for our goods and/or services, to respond to your inquiries about your upcoming stay and/or goods purchased. From time to time we may also send you additional information about our RV Resort and/or services in special promotional mailings. If you wish to be removed from our mailing at any time, please email [email protected]

We may disclose personal information in response to legal process (e.g. in response to a court order or subpoena). We also may disclose such information in response to a law enforcement agency’s request. And finally, we may disclose personal information in response to a charge-back inquiry from our merchant bank about your payment for goods and/or services.

We will not sell or transfer personally identifiable information provided to us to parties outside of our company except as described above. Collection of Information by Third Party Sites Our site may contain links to other sites whose information practices may be different than ours. Visitors should consult the other sites’ privacy notices as we have no control over information that is submitted to, or collected by, these third parties."
